One of the finest examples of how Kinkead Housing Foundation achieves its goal of providing safe, affordable housing stands in Pascagoula, Miss. Here, KHF, together with developer Steve Nail of Madison,Miss.-based Intervest, transformed a nostalgic old building, the former Pascagoula High School, into apartments for seniors. The project was so successful, innovative, and resourceful that the Mississippi Development Authority took note, and the Mississippi Main Street Association bestowed its Best Historic Rehabilitation award on the renovation.
The project took years to complete and had its ups and downs with tax credits and funding, but the dream became reality when the apartment building opened in 2012, offering 57 units and five floor plans to seniors needing affordable housing in the community.

The building’s designation as a historic landmark required KHF and Nail to adhere to strict standards: The apartments are three-walled units; the original windows have been maintained; and some 15,000 new bricks, which were added to replace missing ones, match the original bricks.
The building appeals to the community’s sense of pride and keeps memories alive for those who attended school there, some of whom are tenants in the building today. KHF and Nail also donated two buildings on the grounds to house Pascagoula’s maritime industry museum, further revitalizing a part of the community that was on its way to going by the wayside.
